Kingston Downs

One of the best Glamping locations as it is so peaceful and quiet. The state park locations are nice but they can't compare to the solitude and wide open space afforded you at Kingston Downs. Our unit was in impeccable condition and the bathrooms were clean, spacious and modern. It was quite cold the weekend of our stay but we stayed warm and comfortable in our unit.

We loved our stay. The amenities at The Clubhouse location were perfect and made our stay so comfortable. The Clubhouse also has such a nice outdoor area with seating - we were able to enjoy the peacefulness of the property while our dog roamed the yard. The Kingston Downs property has so much to explore. We waded into and fished the Etowah river, drove the countryside roads, and explored some of the trails. The staff were quickly responsive and easy to work with. A short drive to downtown Rome made this our go-to place whenever we want a quick retreat again. We will likely try to visit again and stay at the clubhouse or try the cottages or the glamping sites.

I have stayed in many vacation homes before but never with the solitude and peace that is found at Kingston Downs! The cottage is so beautifully decorated with an amazing screened in back porch overlooking a serene meadow. The bedding and towels are so comfortable and the electric fireplace is an amazing addition.The hot tub in the woods under the stars is magical. We had a hard time saying goodbye to such a perfect retreat!

The weather didn’t cooperate for us to explore all the amenities but it’s a beautiful setting and we really enjoyed our stay. A true getaway and cannot wait to come back.

Attended a wedding here and stayed at the Nest cottage. Beautiful view from the back deck. Awesome place for a wedding. The pavilion was very nice and kept in great condition.

My partner and I celebrated an anniversary at Kingston Downs a few years ago, and when it came time to find a wedding venue, KD was the obvious choice! Between the gorgeous landscape, the kind and responsive service from the events manager, and the sweet cottages, it made for a perfect day that we were free to enjoy without worrying over details. We had a small guest list, so almost everyone stayed onsite and loved their accommodations. The River Lawn was the perfect site for the ceremony - though the Pavilion and the big old oak tree would be stunning for larger groups - and our photographers loved all the scenic spots around the property we used for our photoshoot. We also really appreciated the golf cart service to get our older guests and guests with limited mobility to and from the River Lawn! (And the pricing was wildly reasonable, especially for a wedding venue, while still providing an absolutely top-of-the-line experience.) All in all, a wonderful place to have a peaceful getaway or host a lovely, stress-free event. We will certainly be back!

Beautiful rolling hills, old forests full of history, wildlife, mushrooms… This is our second stay here. We stayed in the cottages last year and really enjoyed to view, the quiet and the hiking. This time we stayed in the glamping tents, different view but same quiet solitude with nature. We did not take advantage of the activities but they have some nice ones. We just enjoyed the hiking, building a campfire and enjoying time mostly away from screens

⭐⭐⭐⭐⭐ What an incredible experience we had glamping at Kingston Downs! In every way the visit far exceeded our expectations. Our tent was so clean and had everything we needed to make the stay enjoyable. The mattress and soft snow white sheets were especially nice, especially after a long day of hiking and exploring. We will forever cherish the experience and will definitely be back again. The property feels endless, so many places to hike, bike, and just sit and take it all in. If you love the outdoors, nature, and peace and quiet, treat yourself to a few nights here.
